The villas
The three styles are Contemporary, Classic and Chamfer. Their built-up areas are 7,914 sq ft, 7,880 sq ft and 8,099 sq ft, with launch prices of AED 16.5 million, AED 16.7 million and AED 16.8 million.
The cluster sits at the western tip of The Oasis, on plots 381 to 418, and is gated with its own entrance and guard house. Every villa faces water, with the community’s lagoons and canals running through the cluster.
The Oasis by Emaar
The Oasis is Emaar’s flagship villa community in Dubailand, launched in June 2023 with an initial development value of AED 34 billion. It spans 100 million sq ft, or 9.4 million sq m, with more than 7,000 residences and 2,600 villas.
A quarter of the land is open space, and the community is built around lagoons, canals, lakes and parks, with four international golf courses nearby. Access is via Sheikh Zayed bin Hamdan Road, with the future extension of Al Khail Road also serving the community.
The Oasis is about 20 minutes from Al Maktoum International Airport and around 30 minutes from Downtown Dubai. Palmiera is the first sub-community in the master plan, and later releases include Palmiera 2 and Palmiera 3, Mirage, Mareva and the branded Palace and Address collections.
Amenities
Palmiera’s community centre has a swimmable lagoon, a multipurpose room, a gymnasium and wellness areas. The wider community adds parks, pocket parks, playgrounds, sports and fitness facilities, a spa, jogging and cycling tracks, pools, beaches, mosques and schools.
Scarcity is the point
Thirty-eight villas makes Palmiera Collective the smallest release in The Oasis, and the sales record shows buyers noticed. Dubai Land Department records show 25 sales registered since February 2026, with no resales yet.
An October 2026 registered sale put a 7,880 sq ft villa at AED 16.2 million, close to the launch price, while current listings start at about AED 17.9 million. The gap between launch and asking prices is small, which fits a cluster that is still 1% built.
One distinction matters for buyers. Emaar’s wider Palmiera sub-community starts at AED 8.5 million, while the Collective cluster launched at AED 16.5 million, so the two price points describe different products, not a price rise.
Palmiera Collective went on sale in early 2026, and the November date that surfaced this week only marks when the project appeared in a broker listing. The value here is scarcity and position, not a fresh launch.
