Alef Group Launches Dh1.2 Billion Seef Residences in Al Khan, With Buyer Interest at 150% in the First Hour

Alef Group has launched Seef Residences, a Dh1.2 billion waterfront project in Al Khan, Sharjah, with 862 homes across five buildings and launch-day buyer interest at 150% of available units.

Sharjah-based developer Alef Group has launched Seef Residences, a Dh1.2 billion waterfront development in Al Khan, and demand arrived immediately: expressions of interest equal to 150 per cent of the project’s 862 homes were registered within an hour of the launch. More than 2,000 people attended the launch event on October 20 at Al Jawaher Reception and Convention Centre in Sharjah. The expressions of interest are preliminary registrations and do not represent completed sales.

Seef Residences will comprise five residential buildings with one, two, three and four-bedroom apartments, along with a limited collection of penthouses. The project is scheduled for completion on September 30, 2030.

Seef Residences adds a waterfront address to the portfolio of Alef Group, which was founded in Sharjah in 2013. The developer is best known for Al Mamsha, its walkable mixed-use community in Muwaileh, and Hayyan, a villa and townhouse community on Emirates Road built around lagoons and green space. Its other Sharjah projects include the Olfah apartment development and Palace Residences Al Mamsha.

“Sharjah continues to strengthen its position as a destination for living and investment, supported by confidence from local and international buyers. The emirate’s continued investment in infrastructure and urban development reflects a clear ambition for its future. At Alef, we see our role as contributing to that ambition through projects shaped around the needs of residents and the wider community,” Raed Kajoor Al Nuaimi, CEO of Alef Group, said.

A peninsula framed by three waterfronts

Spread across approximately 30,287 square metres, Seef Residences occupies a peninsula at the gateway to Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf. The project includes about 100 metres of direct beach frontage, 150 metres of canal waterfront and 125 metres along Al Khan Lagoon. Three of the five buildings will face the beach directly, while two will be elevated above a three-level podium.

Residents will have landscaped gardens, swimming pools, children’s facilities and a gym, and a publicly accessible waterfront promenade with roughly 1,500 square metres of retail and food and beverage space will run along the water.

Prices start below Dh1 million

One-bedroom residences start at Dh895,000, two-bedroom homes from Dh1.295 million and three-bedroom homes from Dh2.195 million. Prices for the four-bedroom residences and penthouses were not disclosed at launch.

“Buyers are becoming more considered in how they define value. They are looking beyond the individual residence to how effectively the wider development supports daily life, how much it simplifies everyday routines, and how accessible their needs are,” Al Nuaimi added.

Launching into a strong Sharjah market

The launch lands in an active market. According to data from the Sharjah Real Estate Registration Department, reported by the Emirates News Agency (WAM), Sharjah recorded AED 46.8 billion in real estate transactions between January and September 2026. Waterfront addresses in Al Khan sit minutes from the Dubai border, giving the project a buyer pool that spans both emirates.
